A deposit is required to mark the property as reserved, and will no longer be available for sale. This is paid on the same day as signing the preliminary agreement
After the deposit is paid, you must sign a preliminary agreement with the owner stating completion within 30 days. This agreement establishes the main terms and conditions, which are then transferred to the notarial deed. Among these terms are a description of the property, the price, payment terms
The remaining outstanding balance is due to the seller. This can be paid at the notary or before if you wish. Bulgaria Property Care Commission will be due immediately after signing the preliminary agreement.
The local notary, in the presence of the buyer and seller, will draw up a notarial deed (Title Deed), which is considered a legal document certifying ownership of the property. It will be signed by both parties - buyer & seller. The notary public certifies the deed and registers it with the Registry Agency and from that moment the ownership is transferred to the buyer.
Once you have signed at the notary, the notary sends the documents to the district court, where the new data is entered into the public register. Within a week, the new owner picks up an act bearing the registration of ownership stamped by the notary at their office.
