buying a property
As a rough guide the total % of fees will be between 4 – 7% of purchase price.
This is broken down to :
- Notary fee - Up to 1.5% This fee depends on the amount of the property cost
- Registration fee - 0.1% This fee depends on the amount of the property cost
- Property Transfer Tax - Up to 3% This fee depends on the property region
- Bulgaria Property Care Fee - 3% Minimum €1000 Euro of property purchase price
When buying a property with a garden or a plot of land if you are a UK or Non EU citizen you can only buy with a registered Bulgarian Ltd company.
A deposit of €2,000 Euro is required to mark the property as reserved, and will no longer be available for sale.

Selling a property
More and more sellers are choosing to sell their property remotely. If you don't have an attorney in Bulgaria, our lawyer or your chosen representative will usually act as the seller's proxy. There is no risk, you will receive the sale price into the current account specified in the power of attorney. We always work transparently and protect the interests of both the seller and the buyer!
